Real Estate & Facility Manager for House of Quantum

Quantum Delta NL (QDNL) is looking for an all-round real estate manager to manage the facilities of the first two House of Quantum (HoQ) buildings in Delft. This will potentially scale to additional buildings of national hubs, and eventually to the main House of Quantum (12,000 square metres) that will be opened in 2025/6 in Delft.

About the Job

House of Quantum BV is a limited company 100% owned by Quantum Delta NL, aimed to develop and exploit shared lab and office buildings for the Quantum ecosystem in Delft. The first building (1750m2) opened its doors in November 2022, housing various Quantum startup companies. The facility offers high quality technical spaces, offices, meeting rooms, a professional restaurant, flex working areas and communal facilities. The second building (2500 m2) is already under renovation, and will open in January 2024.

Our focus is not just on the tenants; HoQ has developed a membership model to create a soft-landing program to attract international parties to experience and potentially setup operations in Delft. Beyond Delft, the other QDNL hubs (Amsterdam, Eindhoven, Leiden, Twente) could also have buildings connected to the HoQ network, and we are connecting to similar initiatives in Paris, France and Ulm, Germany.

We are looking for a real estate professional who can handle our growing portfolio of buildings and their tenants, who also has experience with high tech facilities and their associated demands. Within the HoQ team, this role sits at the intersection of Sales, Facilities & Real Estate.

You will spend about 70% of your time on:

  • Manage relations and negotiations with the owners of the HoQ buildings that are already commercially leased (as our main contact person);

  • Be responsible for contract management for all tenants;

  • Deal development - owning the end-to-end sales process (partnering with internal and external partners) from pitch and structuring through negotiation and close.

  • Be the go-to person for any issues that the tenants have that relate to the offices or technical spaces;

  • Manage the activities of our contractors and handymen for any and all works required in the building;

  • Be the lead for a culture of best safety practices in the technical spaces;

  • Portfolio optimization – undertaking initiatives to drive overall growth and efficiency of HoQ facilities

What we are looking for:

  • Charismatic talent for real estate management with at least 3 years of experience;

  • Familiarity with managing technical labs and/or maker spaces;

  • Able to interact with highly driven technical experts;

  • 'Startup' skills: used to working in a dynamic environment, in which you cannot always fall back on existing rules, frameworks, etc;

  • An organizational and independent talent - you have no problem in taking the lead and taking matters into your own hands;

  • Ability to navigate ambiguous situations and align the interests of multiple stakeholders;

  • Excellent written and verbal skills in English (Dutch is an advantage);

  • You have a warm and entrepreneurial personality and are focused on achieving results together. (Our tone-of-voice in communication is personal, welcoming and informal.)

Our team

You will be warmly welcomed by the House of Quantum team of the Quantum Delta NL Foundation. The program office is the core team of our foundation that coordinates 8 program components (each of which also has its own team).

Our team has developed naturally over the last few years, with the common denominators: passion for quantum technology, ambition and the urge to innovate. Our culture is informal and personal, with team members who each excel in their own field. The pioneering spirit has been at the core of the organization from the very beginning.

Working conditions

We are looking for someone who can start on short term (optional start as freelance) and is looking for a 3-5 day commitment. We are a growing team working from the House of Quantum building in Delft, and this position would ideally be on-site in Delft 80% of the time.
